There are many ways to spend a pleasant holiday and various other without going into extreme vacation or something horribly expensive and luxurious.

Bed and Breakfast Loans ? What?s Still Available

Bed & breakfast loans can be difficult to fund.  Lenders tend to shy away from this property category for a couple of reasons.  For example, bed and breakfasts are often located in small rural location which adds additional risk.  Lack of lodging experience on the borrowers part often further complicate the matter as many people have the dream of retiring into the B & B business after a long career of doing something else.      

As far as loan options that are available, the borrower can expect to see conventional, SBA loans and a few CMBS options.  Conventional programs, meaning loans offered by traditional banks, for B & B’s normally will not exceed 65% on purchases and rarely exceed 55% on either a rate and term refinance or cash out. 

Conventional banks want to see that you have some “skin” into the deal.  Keep in mind however, that conventional programs vary widely from one lender to the next and it is not uncommon for a lender to have a decent program.  Perhaps they like the town or they will ask with your deposits or to cross collateralize with other property you own, etc. 

Loan programs will normally be fixed for 5 year with a 20 year amortization schedule. 

The SBA 504 and SBA 7A loan programs, offer some of the best finance options for borrowers seeking acquisition and refinancing capital for B & B’s (Note that YES it is possible to refinance a B & B via the 7a program). The primary benefit of the 504 program is twofold, high leverage (85% LTV), long term, fixed rate financing.  The 7a program is geared towards loans under $2,000,000 and is an ideal program for B & B loans.

Note, that some banks offer the SBA 7a as a 5 year fixed, 25 year amortization loan and that 85% financing is common as well with this program. 

CMBS lenders, which are currently taking a beating right now due to the subprime mess, have offered some creative options.  Like 85% financing, 30 year fixed rates and stated income programs. Much is changing however in this section of the industry and we are all waiting to see how it shakes out.  

Cautionary Advice for Bed and Breakfast Guests!

If you’re seeking distinctive lodging with personalized service, a bed and breakfast inn may be your best solution. There are some important considerations you need to be aware of, however. BEFORE you make your reservation, think about the following:

Do you have allergies?

Ask the innkeepers if they can provide specialized meals. If you are allergic to smoke, make sure that the inn is smoke-free. Pet allergies? Be certain that the bed and breakfast doesn’t allow pets.

Do you intend to travel with children?

Many inns do not allow children. Fine antiques, plush wallpaper, thick carpets, and original artwork may not be compatible with little fingers. Be aware of the inn’s policy regarding children.

Are you taking a pet with you?

The majority of bed and breakfasts are hesitant to allow pets. Even a teacup Yorkie or kitten can quickly do hundreds of dollars worth of damage to furniture, window treatments, wall coverings, and bedding. If the innkeepers will not allow pets, they may be able to recommend a nearby kennel or boarding facility.

Will you be arriving late?

Most small bed and breakfasts are home businesses managed by the innkeepers themselves. If the innkeepers are in bed by ten p.m. they might not be enthusiastic about guests arriving at midnight. If you plan on arriving at a specific time and are delayed, be courteous and call ahead. This means some forethought on your part. Ensure that the inn’s contact information is in a pocket, purse, wallet, or easily-reached piece of luggage.

Will you have a private bathroom?

Don’t wait until you arrive to discover that you will be sharing a bathroom with other guests. Private baths are becoming more common nowadays, including accommodations with ensuite baths; however, there are still many inns with rooms operating in ’shared-bath’ mode.

What kind of breakfast do they serve?

Breakfast menus can range from muffins, juice, and coffee to multi-entree gourmet breakfasts. Some inns (usually the larger ones) also offer additional meals – typically not included in the nightly rate.

What is the cancellation policy?

Last-minute cancellations can really hurt your wallet! Unlike hotels, bed and breakfasts have a limited number of rooms and almost always charge for cancellations. Normally, the sooner you cancel the better. If you wait until the week before your vacation to cancel, you might be required to pay for the entire stay. Travel insurance will often cover the fees. (Read the fine print of your policy to be sure.)
